Appreciation 11.7% in Sarasota Homes! The Median Sold Price for Sarasota Homes increased 11.7% from a year ago. The Real Estate Market continues to be very strong with continued low inventory in Sarasota, Manatee and Charlotte Counties.

In Sarasota County. We always see a normal January drop in Closings from December which typically happens as Buyers begin to look for properties in season. The Closed Sales decreased -29.2% over the previous month. New Listings increased +32.7% and the Inventory Level decreased to 1.3 months of Inventory. Remember 6 months of Inventory is considered a Balanced Market. Year to Date Median Price increased +11.7%. Days on Market decreased to 54 Days. Sold Price to List Price increased to 96.3%.
Manatee County. The Closed Sales decreased -32.0% over the previous month. New Listings increased +8.7% and the Inventory Level decreased to 1.0 months of Inventory. Year to Date Median Price increased +16.3% from the previous year. Days on Market increased to 53 Days. Sold Price to List Price stayed the same at 96.8%.
Charlotte County. The Closed Sales decreased to -23.6% over the previous month. New Listings increased +27.9% and Inventory Level decreased to 1.5 months of Inventory. Year to Date, Median Price increased +14.6% over the previous year. Days on Market decreased to 57 Days. Sold Price to List Price increased to 96.7%.
