Listings Increase Between 14% to 20% in Sarasota Real Estate! As we head into the Season in Florida Real Estate, we would expect more Listings as well as moderate Price Appreciation between +1.4% and +6.2% depending upon the County.
Still very low Inventory in all 3 Counties from 3.5 Months of Inventory to 3.7 Months of Inventory, depending upon the County. Remember 6 Months of Inventory is considered a Normal Market Inventory.

Now the three County News …….
In Sarasota County. The Closed Sales increased +1.0% over the previous month. New Listings increased +20.5% and the Inventory Level increased +5.1% to 3.5 months of Inventory. Year to Date Median Price increased +2.0% from the previous year. Days on Market dropped to 72 Days. Sold Price to List Price increased slightly to 93.9%.
Manatee County. The Closed Sales increased +1.0% over the previous month. New Listings increased +14.9% and the Inventory Level increased +.03% to 3.7 months of Inventory. Year to Date Median Price increased +6.2% from the previous year. Days on Market dropped to 63 Days. Sold Price to List Price increased to 94.9%.
Charlotte County. The Closed Sales decreased -1.1% over the previous month. New Listings increased +19.1% and Inventory Level increased +4.2% to 3.7 months of Inventory. Year to Date, Median Price increased +1.4% over the previous year. Days on Market dropped to 71 Days. Sold Price to List Price increased to 94.9%.
