Sarasota Real Estate Inventory Under 4 Months in June 2019! Remember a balanced Market is 6 months of Inventory. As expected, the Sales Volume continues to be consistent with past years, and dropped in all three Counties compared to highs of the previous months. Consequently, the Inventory has dropped to under 6 Months in all three Counties. Buyers are still very sensitive on Purchase Price and will not accept over priced properties.
Now the three County News …….
In Sarasota County. The Closed Sales decreased -15.1% over the previous month. New Listings decreased -11.4% and the Inventory Level decreased -9.1% to 3.9 months of Inventory. Year to Date Median Price increased +3.9% from the previous year. Days on Market is the same at 86 Days. Sold Price to List Price dropped to 92.4%.
Manatee County. The Closed Sales decreased -13.0% over the previous month. New Listings decreased -9.3% and the Inventory Level decreased -3.7% to 3.4 months of Inventory. Year to Date Median Price increased +5.7% from the previous year. Days on Market increased to 79 Days. Sold Price to List Price increased to 94.2%.
Charlotte County. The Closed Sales decreased -16.9% over the previous month. New Listings decreased -12.0% and Inventory Level decreased -9.7% to 3.7 months of Inventory. Year to Date, Median Price decreased -0.6% over the previous year. Days on Market decreased to 79 Days. Sold Price to List Price increased to 93.5%.
