A number less than 6 Months, favors the Seller and a number greater than 6 Months favors the Buyer. All 3 Counties, Manatee, Sarasota, and Charlotte are hovering around 1 Month of Inventory, so there is not much choice for a Seller to buy.
Keep watch on the Monthly Inventory in each County, to see if we are heading toward a Normal Market of 6 Months. Then, Annual Price Appreciation will begin to reduce from the annual highs of 25% to 35% experienced recently.

In Sarasota County. The Closed Sales increased +11.3% over the previous month. New Listings decreased -5.3% and the Inventory Level increased to 1.0 month of Inventory. Remember 6 months of Inventory is considered a Balanced Market. Year to Date Median Price increased +25.0% from the previous year. Days on Market decreased to 14 Days. Sold Price to List Price slightly down to 101.1%. What are the Market Stats to Watch in Sarasota Area Real Estate?
Manatee County. The Closed Sales increased to +5.5% over the previous month. New Listings increased +9.6% and the Inventory Level increased slightly to 0.9 (less than 1 month) months of Inventory. Year to Date Median Price increased +38.0% from the previous year. Days on Market same at 12 Days. Sold Price to List Price increased to 100.6%.
Charlotte County. The Closed Sales decreased -6.0% over the previous month. New Listings increased +0.8% and Inventory Level increased slightly at 1.2 month of Inventory. Year to Date, Median Price increased +24.3% over the previous year. Days on Market decreased to 13 Days. Sold Price to List Price decreased slightly to 100.2%.
Remember 6 months of Inventory is considered a Balanced Market.
