Unbelievable March 2020 Sarasota Area Real Estate! Wow, we set a Sales record for the month of March for as long as I have been tracking numbers. Sarasota, Manatee & Charlotte Counties reported increased Sales of 30% to 35% over February and set a Monthly Sales Record! Inventory continues to remain low at around 4 months. Mortgage Interest Rates are excellent and Real Estate is a great way to Invest!
As we move forward with our new crazy world encompassing the Coronavirus, we will see a temporary change in Sales. We can see this coming with March Pending Sales, which are Sales under Contract to Close in the next 30-45 days are down 18% to 31% depending upon the County.

Now the three County News …….
In Sarasota County. The Closed Sales increased +30.1% over the previous month. New Listings decreased -8.7% and the Inventory Level increased +5.0% to 4.3 months of Inventory. Year to Date Median Price increased +8.2% from the previous year. Days on Market decreased to 70 Days. Sold Price to List Price decreased to 93.8%.
Manatee County. The Closed Sales increased +35.4% over the previous month. New Listings decreased -6.1% and the Inventory Level inched up by +.01% with 3.9 months of Inventory. Year to Date Median Price increased +3.3% from the previous year. Days on Market decreased to 67 Days. Sold Price to List Price increased to 94.9%.
Charlotte County. The Closed Sales increased +32.4% over the previous month. New Listings increased +1.8% and Inventory Level increased +4.2% to 4.3 months of Inventory. Year to Date, Median Price increased +7.1% over the previous year. Days on Market decreased to 71 Days. Sold Price to List Price increased to 94.6%.
