Strong Showings & Online Viewing April 2020 Sarasota Real Estate! We would expect a drop in Sales based upon the quarantine with Covid 19 but people are looking. And now even visiting if allowed from Northern States. We had a High End Showing last week for a Chicago couple with 3 children looking to relocate to Florida. Others from the NYC area are waiting for the quarantine to end to visit. One couple wants to be in Florida by year end. Inventory continues to remain low at around 4 months. Mortgage Interest Rates dropped again and are excellent. With low Covid deaths in Florida now another reason to be here. And do not forget No Personal Florida Income Tax, Low Property Taxes, the Homestead Exemption, the Gulf of Mexico, Great Boating, Fishing, Golfing, Tennis, Pickle Ball, National Award-Winning Beaches and Sunshine!
The Real Estate Market in Florida is nothing like 2008 when we had 36 months of Inventory for Condos and 24 months of Inventory for Single Family Homes.

In Sarasota County. The Closed Sales decreased -27.1% over the previous month. New Listings decreased -45.6% and the Inventory Level decreased -8.8% to 4.0 months of Inventory. Year to Date Median Price increased +5.9% from the previous year. Days on Market decreased to 66 Days. Sold Price to List Price increased to 94.0%.
Manatee County. The Closed Sales decreased -29.8% over the previous month. New Listings decreased -44.2% and the Inventory Level decreased -7.1% with 3.7 months of Inventory. Year to Date Median Price increased +9.3% from the previous year. Days on Market decreased to 57 Days. Sold Price to List Price stayed the same at 94.9%.
Charlotte County. The Closed Sales decreased -25.6% over the previous month. New Listings decreased -30.5% and Inventory Level decreased slightly -.03% to 4.1 months of Inventory. Year to Date, Median Price increased +5.0% over the previous year. Days on Market decreased to 66 Days. Sold Price to List Price decreased to 94.1%.
