Strong Sales Low Inventory in Sarasota Area Real Estate! Across Sarasota, Manatee & Charlotte Counties, we are seeing a very active market. However, we are seeing that property prices have peaked and compared to last year have declined slightly or stayed the same. The only exception was Charlotte County with a year to date Median Price increase of +2.7%. Also, Charlotte County set a record for the most sales this April, compared to the last several years.
Now the three County News …….
In Sarasota County. The Closed Sales increased +11.41% over the previous month. New Listing decreased -16.3% and the Inventory Level decreased -8.5% to 5.4 months of Inventory. Remember 6 months of Inventory is considered a Normal “Balanced” Market. Property Appreciation decreased -1.5% from the previous year. Days on Market increased to 84 Days. Sold Price to List Price was 92.4%.
Manatee County. The Closed Sales increased +4.0% over the previous month. New Listings decreased -12.3% and the Inventory Level decreased -8.6% to 4.2 months of Inventory. Property Appreciation did not change from the previous year. Days on Market decreased to 75 Days. Sold Price to List Price was 93.9%.
Charlotte County. The Closed Sales increased +22.8% over the previous month. A record April compared to the last several years. New Listings decreased -17.1% and Inventory Level decreased -7.8% to 5 months of Inventory. Property Appreciation increased +2.7% over the previous year. Days on Market was 78 Days. Sold Price to List Price was 93.2%.
