Sarasota Real Estate Set Record May 2019! Both Sarasota and Manatee Counties had record Sales for May 2019. Charlotte County also had strong Sales but not as strong as the Record in April. We have a very active market! Year to Date, Median Prices have increased between +2.9% to 7.9% from a year ago depending upon County. Months of Inventory has dropped in all three Counties to under 6 Months of Inventory. Buyers are still very sensitive on Purchase Price and will not accept over priced properties.
Now the three County News …….
In Sarasota County. The Closed Sales increased +6.3% over the previous month setting a Record for May compared to past years. New Listings decreased -7.5% and the Inventory Level decreased -8.3% to 3.8 months of Inventory. Remember 6 months of Inventory is considered a Normal “Balanced” Market. Year, to Date Median Price increased +7.9% from the previous year. Days on Market increased to 86 Days. Sold Price to List Price was 92.6%.
Manatee County. The Closed Sales increased +8.7% over the previous month and set a Record for May. New Listings decreased -.4% and the Inventory Level decreased -6.2% to 3.7 months of Inventory. Year to Date, Median Price increased +3.7% from the previous year. Days on Market stayed the same at 75 Days. Sold Price to List Price increased to 94%.
Charlotte County. The Closed Sales decreased -6.3% over the previous month. Still strong sales but not as high as the Record in April. New Listings decreased -14.3% and Inventory Level decreased -7.8% to 4.2 months of Inventory. Year to Date, Median Price increased +2.9% over the previous year. Days on Market increased to 80 Days. Sold Price to List Price stayed the same at 93.2%.
