Sarasota Real Estate Sales Hold Steady! New Listings dropped a lot in April and so did the Inventory Level, while Sales continued at a steady pace and prices continue to creep up.

In Sarasota County, the Year to Date Median Price change is an increase of +5.6%. New Listings decreased -26.6% in April and Closed Sales decreased -1.1% in April. Inventory Level also decreased -8.6% and is now at 4.9 months of Inventory. Remember, a Balanced Real Estate Market or a Normal Market has an Inventory of 6 months. For Sarasota County, the Average Days on Market decreased to 70 Days. The Average Sold to Original Listing Price Ratio is 93.5%.
Manatee County experienced an increase of +5.7% Year to Date Median Price. New Listings decreased -20.9% in April and Closed Sales decreased -7.5% in April. Inventory decreased -4.8% and the Inventory Level in April for Manatee County dropped to 4.6 months. For Manatee County, the Average Days on Market decreased to 72 Days. The Average Sold to Original Listing Price Ratio is 93.6%.
Charlotte County saw no real change in the Year to Date Median Price. New Listings decreased -16.6% in April. Closed Sales decreased -7.8% and the Inventory Level decreased -6.4% in April. The Inventory Level in April is 4.9 months of Inventory. For Charlotte County, the Average Days on Market decreased to 72 Days. The Average Sold to Original Listing Price Ratio decreased to 93.1 %.
