Sarasota Real Estate Sales ahead of last year! And the Median Price increased between +.8% to +9.3% in all three counties from a year ago. Inventory levels now between 3.2 to 3.4 months depending upon the county.

In Sarasota County, the Year to Date Median Price change is an increase of +.8% (Just under 1%). New Listings increased +5.6% in August and Closed Sales increased +3.4% in August. Inventory Level decreased -6.9% and is now at 3.3 months of Inventory. Remember, a Balanced Real Estate Market or a Normal Market has an Inventory of 6 months. For Sarasota County, the Average Days on Market increased to 79 Days. The Average Sold to Original Listing Price Ratio is 93.2%.
Manatee County experienced an increase of +5.4% Year to Date Median Price. New Listings decreased -2.0% in August and Closed Sales increased +11.3% in August. Inventory decreased -2.2% and the Inventory Level in August for Manatee County dropped to 3.4 months. For Manatee County, the Average Days on Market decreased to 74 Days. The Average Sold to Original Listing Price Ratio inched up to 94.4%.
Charlotte County saw an increase of +9.3% in the Year to Date Median Price. New Listings increased +38.4% in August. Closed Sales increased +2.0% and the Inventory Level decreased -5.6% in August. The Inventory Level in August is 3.2 months of Inventory. For Charlotte County, the Average Days on Market increased to 82 Days. The Average Sold to Original Listing Price Ratio increased to 94%.
