In Sarasota County, the Year to Date Median Price change is an increase of +4.5%. New Listings decreased -14.6% in February and Closed Sales increased +17.1% in February. Inventory Level increased +3.1% and is now at 6 months of Inventory. Remember, a Balanced Real Estate Market or a Normal Market has an Inventory of 6 months. For Sarasota County, the Average Days on Market increased to 75 Days. The Average Sold to Original Listing Price Ratio is 93.3%.
Manatee County experienced an increase of +10.0% Year to Date Median Price. New Listings decreased -14.6% in February and Closed Sales increased +17.1% in February. Inventory saw no change and the Inventory Level in February for Manatee County is a low of 4.2 months. For Manatee County, the Average Days on Market increased to 73 Days. The Average Sold to Original Listing Price Ratio is 94.0%.
Charlotte County saw an increase of +8.8% in the Year to Date Median Price. New Listings decreased -14.7% in February. Closed Sales increased +15.8% and the Inventory Level increased +3.8% in February. The Inventory Level in February is 5.8 months of Inventory. Getting close to 6 months! For Charlotte County, the Average Days on Market was 74 Days. The Average Sold to Original Listing Price Ratio is 93.7%.
