Sarasota Real Estate April Sales 10%-12% Ahead of 2017! People are continuing to pull the trigger on purchasing a property. Sarasota County saw a +10% increase in Sales over April 2017 while Manatee County saw a +10.3% increase and Charlotte County saw a +12.1% increase. Median Price change from a year ago has increased between +6.9% to +18.7% depending upon County. Inventory levels have decreased to 4.3 – 4.5 months depending upon the county, but still historically low.

In Sarasota County, the Year to Date Median Price change is an increase of +6.9%. New Listings decreased -16.2% in April and Closed Sales increased +4.9%. Inventory Level decreased -5.5% and is now at 4.5 months of Inventory. Remember, a Balanced Real Estate Market or a Normal Market has an Inventory of 6 months. For Sarasota County, the Average Days on Market decreased to 70 Days. The Average Sold to Original Listing Price Ratio increased to 93.8%.
Manatee County, the Year to Date Median Price change is an increase of +8.7%. New Listings decreased -17.9% in April and Closed Sales decreased slightly -.03%. Inventory decreased -5% and the Inventory Level in April for Manatee County is lower at 4.3 months. For Manatee County, the Average Days on Market decreased to 71 Days. The Average Sold to Original Listing Price Ratio increased slightly to 94.1%.
Charlotte County saw an increase of +18.7% in the Year to Date Median Price. New Listings decreased -20.5% in April. Closed Sales increased +.3% and the Inventory Level decreased -7.0%. The Inventory Level in April is now 4.4 months of Inventory. For Charlotte County, the Average Days on Market decreased to 71 Days. The Average Sold to Original Listing Price Ratio decreased slightly to 93.8%.
