Off to a Good Start February 2019 Sarasota Real Estate! We are starting our 5 months of active buying starting in March. February certainly improved over January 2019 with a dramatic increase in sales across all 3 Counties of 28% to 39%. New Listings dropped significantly, and Inventory is hovering around 6 months, except Sarasota which is now at 7 months of Inventory.
Now the three County News for February 2019 …….
In Sarasota County, the Year to Date Median Price increased +6.1% from a year ago. New Listings decreased -22.3% in February and Closed Sales increased +28.9%, compared to Closed Sales in January 2019. Inventory Level increased +2.4% and is now at 7 months of Inventory. Remember, a Balanced Real Estate Market or a Normal Market has an Inventory of 6 months. For Sarasota County, the Average Days on Market increased to 89 Days. The Average Sold to Original Listing Price Ratio increased 92.8%.
Manatee County, the Year to Date Median Price change is no change from last year. New Listings decreased -11.8% in February and Closed Sales increased +33.2%, compared to Closed Sales in January 2019. Inventory increased +2.9% in February and is now at 5.3 months. For Manatee County, the Average Days on Market is 77 days. The Average Sold to Original Listing Price Ratio is 94.1%.
Charlotte County, the Year to Date Median Price change is an increase of +4.9%. New Listings decreased -10.0% in February. Closed Sales increased +39.1%, compared to Closed Sales in January 2019. The Inventory Level increased +3.2%. The Inventory Level in February is now 6.6 months of Inventory. For Charlotte County, the Average Days on Market is 75 Days. The Average Sold to Original Listing Price Ratio increased slightly to 93.1%.
