March Sales Take a Huge Jump for Sarasota Real Estate! Now people are pulling the trigger on purchasing a property. Sarasota County saw a +39.0% increase in Sales over February while Manatee County saw a +33.6% increase and Charlotte County saw a +34.1% increase. And Sales are ahead of last year in all 3 Counties. Inventory levels basically stayed about the same between 4.8 and 5.1 months depending upon the county, but still historically low.
Now the three County news…….
In Sarasota County, the Year to Date Median Price change is an increase of +7.2%. New Listings decreased -2.1% in March and Closed Sales increased -+39.0%. Inventory Level increased +0.01% and is now at 5.1 months of Inventory. Remember, a Balanced Real Estate Market or a Normal Market has an Inventory of 6 months. For Sarasota County, the Average Days on Market increased to 85 Days. The Average Sold to Original Listing Price Ratio decreased slightly to 93.5%.
Manatee County experienced no change of the Year to Date Median Price. New Listings increased +8.1% in March and Closed Sales increased +33.6%. Inventory increased +0.02% and the Inventory Level in March for Manatee County is still low at 4.8 months. For Manatee County, the Average Days on Market increased to 75 Days. The Average Sold to Original Listing Price Ratio increased slightly to 94.0%.
Charlotte County saw an increase of +6.8% in the Year to Date Median Price. New Listings increased +12.4 in March. Closed Sales increased +34.1% and the Inventory Level had no change. The Inventory Level in March is now 5.1 months of Inventory. For Charlotte County, the Average Days on Market increased to 74 Days. The Average Sold to Original Listing Price Ratio decreased slightly to 94.1%.
