Inventory Leveling Off in Sarasota Real Estate. The last 2 months of Inventory has bottomed and started to slightly increase. Still below a Normal Market Inventory of 6 months. Sarasota County is 0.6 Months, Manatee County is 0.6 Months and Charlotte County is 0.8 Months (All under 1 Month of Inventory).
What is happening with the Sales Price? From a year ago the Median Price has increased in Sarasota County +21.7%, in Manatee County +23.1% and Charlotte County +24.6% from 1 year ago. However, in August the prices are sliding back. Sarasota County saw a -4.2% drop from July 2021. Manatee County saw a -2.3% drop from July. And Charlotte County saw a drop of -0.3% from July. Still a very strong market with very low Inventory.

In Sarasota County. The Closed Sales decreased -7.4% over the previous month. New Listings decreased -1.2% and the Inventory Level unchanged at 0.6 months (less than 1 month) of Inventory. Remember 6 months of Inventory is considered a Balanced Market. Year to Date Median Price increased +21.7% from the previous year. Days on Market decreased to 21 Days. Sold Price to List Price slightly down to 100.0%.
Manatee County. The Closed Sales decreased -0.8% over the previous month. New Listings increased +0.4% and the Inventory Level increased to 0.6 (less than 1 month) months of Inventory. Year to Date Median Price increased +23.1% from the previous year. Days on Market decreased to 15 Days. Sold Price to List Price decreased to 100.2%.
Charlotte County. The Closed Sales decreased -9.2% over the previous month. New Listings increased +0.6% and Inventory Level unchanged at 0.8 (less than 1 month) months of Inventory. Year to Date, Median Price increased +24.6% over the previous year. Days on Market decreased to 21 Days. Sold Price to List Price decreased to 99.9%.
